Chalet les Cailloux is a catered 3 star, very comfortable Pyrenees mountain guest house that has been No 1 on Trip Advisor for the past 10 years! The village of Bareges is a perfect base for skiing and snowboarding, Hiking, Cycling, Paragliding, Bird spotting, visiting the Thermal spa and with easy access to the Neouvielle nature reserve (Lake district of the Pyrenees) and the Pyrenees National park and the world famous UNESCO world heritage site of Mont Perdu. In the winter the chalet is perfectly located in the centre of the village with all its amenities and is the hub of the impressive Grand Tourmalet (Bareges-La Mongie) ski resort – the largest ski area in the French Pyrenees. For non-skiers, the chalet is also a great base for snow-shoeing, with marked trails starting just a couple of minutes walk from the chalet. The free ski-bus stop is just 50 metres walk from the ski chalet. The bus leaves every 15 to 20 minutes, and goes up to the main lifts of the resort at Tournaboup and you can usually ski right back to the village.

Centrally located, very successful chalet/guest house in perfect condition with 6 en-suite rooms, plus 1 en-suite bedroom owners’/staff apartment with independent access. The chalet would also be easily run as a self catered let for those looking for a more hands off investment or profitable holiday home.

A 3-star chalet (rating from Gites de France) with five spacious, characterful and well-appointed bedrooms, one of which is a very large two-bedroom suite. Each guest bedroom has an en-suite shower room and WC. The accommodation is flexible, offering double, twin or family rooms sleeping up to 14 people. There is potential for a greater capacity using bunk beds etc. if required. The chalet has a large guest lounge with a wood-burning stove, bar and coffee machine, big-screen home cinema and a selection of English books, magazines, games, CDs and DVDs. The lounge has direct access to a sunny terrace with mountain views. There is a good internet connection with WIFI throughout the chalet.

Adjoining the lounge, a large guest dining room, seating 12-14 people, leads through to an open-plan kitchen that was built expressly with chalet catering in mind with lots of storage and generous worktop space to plate-up. On the ground floor there is a heated equipment room for coats, boots and skis, and a sauna – perfect for relaxing tired muscles after a hard day on the slopes! Externally there is a 40m2 deck (recent), with tables/chairs/parasols and a 100m2 garden mostly laid to lawn. In front of the chalet is another patio area of approx 25m2.

There is also a private owners’/staff apartment with an internal door into the chalet. It has a lounge-diner and an en-suite bedroom with independent access from the rear of the building. The chalet was heavily renovated in 2005 when all external walls and roof space were insulated and all new wiring & plumbing, mains sewer connection and gas central heating (with efficient gas condensing boiler) were installed. Continuous care and attention by the owner-operators has meant that the chalet decor and bathrooms have remained in excellent condition. There are no immediate works needed, although there is potential to extend the chalet and add a larger owners’ annex if required.

Prospective buyers might be interested to know that the chalet currently supports a large mortgage, based entirely on the business turnover (85-95K EUR annually). The business has 15 years of consistent trading history, and French professional loans are currently available at very low fixed-rates in the region of 1.6%. The chalet has been valued independently by local estate agents and its value on the open market as purely property, without any weighting for trade, falls between 585k€ and 700k€. There are many possible business models from the simple self catering options with AirBnB and a local agent for those wishing to have a hands off easy investment to a base for a full tour operator. The village also has a natural thermal spa and subsequently enjoys all year round trade, ski, spa and summer trekking, climbing, cycling, canyoning, paragliding season.

The Chalet has been independently valued by two local estate agents. One valuation was for 700k the other for 630k. This value is purely for the property without taking into account its regular 100k€ annual turn over and consistent net profits of around 30k€. We chose to run the chalet as a base for a mountain holiday company www.mountainbug.com which has an annual turn over in the region of 150k Sterling. Any buyer would also have the possibility to do something similar or even take over Mountainbug if that was of interest. We are retiring from the trade to concentrate on other activities outside of tourismeand to have more time with our young family.

After a day’s skiing or snowshoeing, you can return to the chalet either on the bus or ski back to Barèges on a pleasant, river-side green run. More experienced skiers may wish to take the pretty blue run through the forest above Barèges, bringing you out above Les Cailloux.
